Selling a property with modicasa is transparent.

The commission modicasa takes on a sale is 3% of the price paid, (with a minimum of 2000 euros). There is no IVA (VAT/sales tax) on the commission paid to the agency, so on a sale of 100.000 euros you would pay 3000 euros in commission.   There are no hidden charges.  We do not charge for advertising your property or for publicity.  

As the seller you have the obligation to provide all the necessary paperwork to stipulate an act of sale. This usually includes at the minimum the act of purchase, a current floorplan of the property, and energy certification.

If you have done works while you have been the owner, you will also be expected to provide the SCIA/CILA/docfa etc as regards the works done, and the agibilità gained once the works are completed.

If necessary you will also be required to produce the certification for  heating/cooling – airconditioners, and boilers, and service records.

The agent can often help with this, especially if you are overseas.

The SCA/agibilità is obligatory if the property is new, has had a floor added, or modifications that impact on the hygiene, security or energy efficiency of the property.  It is not obligatory for a property that was built before 1967 unless they have had structural interventions, however your buyers may insist on it.
